When I was first talking with John and Patricia I thought to myself, 'this looks pretty straight forward', however as I asked a few more important questions I realised there were a couple of problems to solve.

 

Basically, lending is about ticking all the boxes, and if one of the boxes doesn't get ticked, it hurts your application. I'm not going to go into the problem itself, but after working on their situation for the best part of a day, I found a solution, allowing their new purchase to happen.

Kelly and Alvin were referred to my service by another great client of mine, Hartono.

When I was first talking with Kelly I was thinking to myself, ‘this seems pretty straight forward’, then Kelly told me a little more about her income, that she was actually a contractor and not full time employed.

You see, lenders look at contractors as self employed, which if they did that with Kelly, it would mean that they’d miss out on their first home. I thought I could find a lender who would assess Kelly's income as full time employed, so I spent half of one Wednesday talking with lender after lender, and just as I was running out of options, we struck gold.

It’s funny how solutions often pop up right at the last minute, when you’re just about out of options. I guess persistence really pays off, at least it did in Kelly's and Alvin's case, who’ve now just moved into their first home.

If only all my clients situations were simple and straight forward.....

When Joshua and Georgina were referred to my service by one of my associates Peter, I knew we'd need some help from above to get this one through.

They wanted to refinance their loan and increase it to purchase shares. They had two problems, their income type and the value of their home.

Being pastors of a church they get paid a little different to the norm, so my first challenge was finding a lender who'd allow their income to stand, which after 3 hours of research, we found one.

One down, one to go, our second problem was having their property valued at what it was truly worth. In the current climate, lenders are extremely cautious about valuations, so they actually ordered two on Joshua's and  Georgina's home.

One of them came in lower than what we needed, the other was spot on, now here's the thing, lenders always take the lower valuation, I had some work to do.

I went back to the lender, giving my opinion on both valuations, doing my best to have the higher one used.

It was touch and go, but we got the green light, and Joshua's and Georgina's loan is now settled.

Now I'm not a religious person, but I like the thought that when the man upstairs wants to get something done for his people, he connects them with the right people for the job.
