Recently I purchased a company title property and boy what hassle getting a loan.
I have a great job, serviceability was never a issue, what was the issue was that people in the banks have no idea about what they are doing, as well as a bunch of valuers out there who are giving valuations based on contract prices and what a real estate agents tells them rather than actually putting their supposed qualifications to the test! At least someone knows what they are doing....Damien
Damien ended up submitting about 5 application's to various lenders who all stated they would lend on company title properties and even quoted LVR figures they would lend to. Only to find out once applications were sent in that they actually didn't know whether the bank policy allowed to lend on company title and whether they could lend a high enough LVR etc etc...
Basically time was short and Damien managed to come up with the goods. He was extremely flexible. My job has me out of the country quite a bit and I am often unavailable to sign forms etc. One night at about 8.30pm we were in his office finishing off yet another application to yet another bank.
Long story short, Damien got me money I needed in the time frame I needed and he did it all with a smile on his face, as well as looking after a bunch of other people at the same time. He put my file on the must do pile and did overtime on it as well. I don't think the banks are going to to give him enough for his effort. Hence my testimonial, I only hope that I can bring him some more clients,not so much for him, but for the clients, because I know at least they will get the money they need when they need it and thats what we all really want if we are going to a finance broker right?
